Derwent House, Portinscale is home to three seperate apartments in a classic lakeland building, all recently refurbished to a very high standard. 

Brandelhowe

Brandelhowe is a ground floor apartment with its own off street entrance. It mixes the old and new perfectly by retaining some original features, such as the old range and window seat in the lounge, and exposed stonework.

It offers two double bedrooms, both ensuite with bespoke headboards and bedside tables.  The first double has a  full ensuite bathroom with bath and shower over, wardrobe and dressing table.  The second double bedroom has a fully tiled ensuite shower room, wardrobe and dressing table.

The open plan living space and kitchen has everything you need for a holiday with all new appliances, including electric oven and hob, integrated fridge freezer, microwave and dishwasher.  It has a bespoke panelled dining area with farmhouse table, bench seating and two dining chairs. There is a separate utility space with a washer dryer.

The lounge offers a wonderful space to relax and includes a lovely window seat to watch the world go by. Brandelhowe is dog friendly. 

Victoria

Victoria is a two bedroom second floor apartment. It offers luxurious contemporary accommodation and retains some original features, such as exposed stonework, beams and fireplace.

It offers two double bedrooms, both with dressing tables and wardrobes. The dual aspect master bedroom has lovely views over Derwentwater. There is a brand new, fully tiled family bathroom with bath and shower over.

The open plan lounge, diner and kitchen has everything you need for a holiday with all new appliances, including electric oven and hob, fridge freezer, dishwasher and washer/dryer. It has a three-seater sofa and armchair, dining table to seat four and smart TV and DAB radio.

Brand new electric heating system, contemporary sofas and Smart TV and broadband make this a fantastic base any time of the year.

Otterbield

Otterbield is a wonderful top floor apartment. It has many original features offering a unique place to stay for two people, with outstanding views of Derwentwater . It has a double bedroom with stunning views down Derwentwater and across the fells.   There is a bespoke headboard and a separate wardobe area.  The brand new large bathroom has a bath with shower over and contemporary fittings.

The living space is  modern and quirky, with exposed roof beams and plenty of character. The kitchen is well equipped with quality units and a bespoke breakfast bar and two high stools.  There is an excellent range of utensils and equipment; crockery and glassware. It has a refrigerator and freezer,  electric oven and hob, microwave and dishwasher. There is a separate utility area with a washer/dryer.

The lounge also has spectacular views. It has a sofa, contemporary furniture and seating area by the window for reading or quiet contemplation. 

Derwent House is located just over the Portinscale bridge, around a 15 minute walk into Keswick in a quiet village location on the round  Derwentwater walking route. Close to the popular Chalet tea rooms, it is a five minute stroll to the lake, Derwentwater Marina and Nichol End boat hire and 15 minute stroll to the Lingholm kitchen and gardens.
